Playa Vista Comments on the delay of Phase II
In 2006 Los Angeles Superior Court upheld the City of Los Angeles 2004 approval of The Village of Playa Vista, the second phase of the Playa Vista project. However, on 9/13/07 courts agreed with the majority of issues surrounding Playa Vista including the analysis of methane mitigation measures and transportation impacts. But the Appellate Court found that three smaller issues needed to be addressed.
The three issues are the land use section's discussion of the Village plan, a discussion of preservation of archaeological resources by the riparian corridor (the section beneath Loyola University), and the availability of wastewater treatment capacity in the City of Los Angeles.
Playa Vista is now home to 5,000 residents. The development of the commercial campus for office buildings has been started. The Clippers training facility is under construction and is expected to be completed by next year. So even though the Village's development has been set back, it is of this Realtor's opinion that Playa Vista's resales and new homes will continue to appreciate because of the commercial development. Those people will need housing and Playa Vista is the closest upscale housing.
